Buying a New House, Townhouse or Condo

Whether this is your first home or next investment property, we are here to make the process seamless, painless, and answer all your real estate questions. Having a lawyer that represents you and has your best interest in mind is necessary to closing a real estate transaction.

One of our lawyers will personally spend time with you to ensure you fully understand the process and the numbers. These transactions are often time-sensitive, and it is important we proceed without delays.

A lawyer will protect your interests in the transaction, so you know you are buying exactly what you signed up for. We will also verify all documentation, help you prepare your mortgage paperwork, and review the contract and property history to make sure there are no surprises.

Part of our job also includes ensuring all terms of the purchase contract are met. We want you to get the kitchen appliances, lighting fixtures, and garage remote controls you liked! We make sure there’s no delay in the possession date, and you are granted access to your new house on time.

If you are preparing to sell and buy a property at the same time, we also help prepare the bridge financing paperwork and coordinate the transaction.

Our goal is to make this process as smooth and predictable as possible. We are one of the few firms in Calgary offering flat rates for standard transactions. Our pricing is published on our website, so you always know what to expect.

How It Works
  1. Our first step is to connect with your realtor, lender, and the seller’s lawyer to begin the process.
  2. We will send out a questionnaire to help you prepare all the initial required information and documents to draft up the paperwork.
  3. You will meet with one of our experienced real estate lawyers who will take you through all the paperwork, explain the numbers, and answer all your questions. When you feel happy, you will be ready to sign!
  4. We will collect your down payment and the mortgage proceeds from the lender, pay out the purchase price to the seller and send the transfer documents to the Alberta Land Titles Office for registration. Once that’s complete, you will receive the keys to move into your new home.
  5. Within a few weeks, you will receive a certificate of title indicating you are the owner.

$200,001-$400,000 $1255
$400,001-$600,000 $1535
$600,001-$800,000 $1795
$800,001-$1 million $2095

This includes all regular disbursements to register one title and one mortgage (such as courier charges within Calgary, file administration, two hours of negotiations on contentious issues related to the transaction, 1 land title and 1 tax search). If required, costs of fees status certificate, additional searches, title insurance, bridge financing, late closing, estoppel certificate, real property report, assignment of rents for rental property will be added. Rush fee will be added if we receive the documents 7 business days before closing. GST will be charged additionally.
