There are many moving parts to selling a home. We are here to help with all paperwork, negotiations, and ensure the proceeds from the sale are available to you in a timely manner. These transactions are often time-sensitive, and it is important we proceed without delays.

Together we will review the purchase contract and all related documents, the Real Property Report outlining your property’s boundaries, check your title, taxes and condo fees. By reviewing this paperwork, we will be able to advise you of any potential concerns. We will also communicate with your lender to make sure they are ready to receive your mortgage payout.

We continuously communicate with your real estate agent, the buyer’s real estate agent and lawyer, and your lender. This ongoing communication ensures a smooth closing from the sellers end, and that the buyer pays the selling price and receives the keys without delays. A timely closing facilitates your realtor’s commission payment, the mortgage payout and discharge by your lender, and that you receive your net proceeds of sale without delays.

If you are preparing to sell and buy a property at the same time, we also help prepare the bridge financing paperwork and coordinate the transaction.

Our goal is to make this process as smooth and predictable as possible. We are one of the few firms in Calgary offering flat rates for standard transactions. Our pricing is published on our website, so you always know what to expect.

How It Works
  1. Our first step is to connect with your realtor, lender, and the buyer’s lawyer to begin the process.
  2. We will send out a questionnaire to help you prepare all the initial required information and documents to draft up the paperwork.
  3. You will meet with one of our experienced real estate lawyers who will take you through all the paperwork, explain the numbers, and answer all your questions. When we unravel all the terms and numbers, you will be ready to sign!
  4. We then send all required transfer documents to the buyer’s lawyer prior to the possession date. We will receive the purchase price from the buyer on the date of closing, release the keys to the buyer, send your mortgage payout to the lender, and pay the balance of real estate commission to the realtor. Lastly, we pay the net proceeds of sale to you and you are ready to start a new chapter.
  5. Later on, we will send you a confirmation that your mortgage has been discharged from the title of your sold property.

Including all regular disbursements for one title (such as courier charges within Calgary, file administration, two hours of negotiations on contentious issues, one payout and land title fees to discharge of one mortgage). If required, costs of fees status certificate, additional searches, estoppel certificate, real property report, encroachments agreements, relaxation permits, late closing costs and additional couriers will be added. Rush fee will be added if we receive the documents 7 business days before to closing. GST will be charged additionally.
